Plastic Windows Aren't the Answer

At Statera, we think quality materials are essential to a new Delaware home.  We also know that if your compare our materials to other builders, you will quickly come to understand that Statera’s included features are the best in Delaware beach homes.

One example of Statera’s quality is in the windows we install in our new Delaware homes.  We use Andersen 100 series windows, and these are clearly superior to any vinyl window for two reasons.

Window Material:

Statera doesn’t use PVC windows in our new Delaware homes.  Our windows are made of a composite material that is much more stable than PVC in extreme hot and cold conditions.

The downside of Vinyl windows is the PVC material itself.  As you probably know, PVC’s characteristics change as the temperature changes.  When PVC is cold, it shrinks and can be brittle.  When PVC it gets hot, it expands and can become soft.

Vinyl windows do have some advantages.  First, they are far less expensive than windows that aren’t plastic.  Second, PVC doesn’t decay, rot, or support mold growth.

Vinyl windows are the preferred material for most new Delaware homes for the two reasons above, and many builders don’t want to mention the problems with vinyl.

At Statera, our windows are made of a composite material that doesn’t rot, decay or support mold growth- just like vinyl.  At the same time, our composite material is very stable at different temperatures.  So, a new Statera home will give you the best of both worlds for years to come in your Delaware new home.

Vinyl window manufacturers might say that vinyl windows are stable, but the reality can be seen in their product offerings.  You can’t purchase dark framed vinyl windows.  Why?  They can’t the heat in a dark color on a sunny day.  (Some window companies offer dark accent pieces that can be placed over the frames of vinyl windows.)

A Name You Can Trust:

As I said before, Statera installs Andersen windows in the new Lewes and Rehoboth homes we build.  Andersen was founded in 1903 and continues to be one of the largest window manufactuers in the United States.  Statera believes in Andersen because we understand that you home could have problems after the Statera limited warranty period ends.  We know that you will feel at peace that your windows are backed by a company that is, at the time of this writing, 115 years old.

This matters in new Delaware beach homes.  A large builder at the Delaware beaches used vinyl windows by a company called BF Rich for years.  This window company went out of business in early 2017.  Warranty repairs from companies that don’t exist are hard to get.

As we say, the ingredients matter.  A new Delaware home needs to perform well- not just now, but for years to come.  You can build confidently with Statera.

This post will help you understand how the features of a new home are going to impact your life in that new Delaware home.

In every story, the setting is crucial. Imagine if Dorothy is magically transported to Detroit instead of Oz in the Wizard of Oz. None of us would have likely ever heard of the Yellow Brick Road.

Like Oz, your home is the setting for your life. If you’re thinking about buying a new home, then you are thinking about changing a major part of your life.

At Statera Homes, we understand that a change of setting can be stressful, and we know that you want it to be successful. We also know understand that building a new home can be an intimidating process.

At the same time, we really think you want to land in Oz (which makes for a timeless classic) rather than Detroit (nothing against Michigan, but…). With our experience and your dreams, a timeless classic is something that you can achieve.

Why “ingredients”? I use this term when we discuss the features of our new homes. It’s a term most people understand, and it’s a term that people have been conditioned to take an interest in.

I am always shocked at how little people investigate the “ingredients” in their new home. We care about what goes in our bodies. This makes sense, and we want to know how things that go in our bodies effects us.

So, we all care about what goes in our bodies. I think people should care about what their bodies GO IN. Our passion is to create spaces for people that will compliment and enhance their lives.

Most people who are looking a buying a new home simply look at the floorplan and the price. Some people might go one step beyond that and buy into a certain builder’s sales pitch.

Here’s why the features matter. Most builders simply attract customers on price. The marketing they produce might show amazing photos of a model home, or a happy group of people, or a peaceful scene, but somewhere it talks about “starting price”. The starting price of a house is ultimately what drives people to contact the builder.

Most people who buy in a community with larger lots actually want to use their back yard. These people had better put in the hard work or be patient (or both).

The picture in this post is a small (and easily discovered) example of the difference in standard features. The picture is of the back yard of another builder who doesn’t include sod in the back yard of the home. There are two problems with this approach in this location.

First, this is a wooded area that doesn’t get great sunlight. This makes it hard to grow grass and drain water. This back yard is a muddy mess on the day its new owners move in.

The second is that it is very hard to grow grass from seed in the Delaware beach area. Getting grass to grow requires a lot of work over time (by the owner) and a layer of top soil (which is not present in this photo). This back yard is going to be a muddy mess for a long time to come, and it will likely never look like a yard. The ingredients matter in Delaware new homes.

Two things drive the price of a new home- price and location (if the builder is selling a lot/home package). Most builders try to keep the list of standard features short, and that keeps the base price low.

Statera doesn’t have the lowest base price, and Statera doesn’t talk about standard features. Statera talks about ingredients. Statera’s list of ingredients is longer than other Delaware builders. Our starting prices are generally higher. Our final sales prices aren’t always higher.

I honestly can’t stand the deceptive marketing practices that are common among Delaware new home builders. You see some photo of a new home in an ad (which is almost always a furnished model), and the ad is talking about some new home community at a certain price point. The inference is that the home in the photo is available in the community discussed as the price point being advertised.

Then a hopeful Delaware new home buyer walks into the model, and, after falling in love with the amazing home (and the décor), finds out that the true cost of the home advertised is perhaps hundreds of thousands of dollars higher than what is represented in the ad. Does this sound familiar?

Worse, a Delaware new home buyer purchases the house, and, when the house is complete, learns that features weren’t “included”. Sometimes these features can be very large things.

At Statera, I wanted to create a home that has great features. Many of our ingredients are upgrades from other builders. Some of our ingredients just aren’t offered by other Delaware home builders.

Statera doesn’t use deceptive advertising. A Statera home can be upgraded- anyone can choose to add many options, but a Statera home has a long, high quality list of ingredients that are already included.

Let’s face it, the “starting” price of a new Delaware home doesn’t mean very much. Everyone should expect optional selections to add to the “starting” price of a home built by a Delaware builder. I’m just not sure people figured on adding a garage door opener, or a fridge, or grass in the back yard. It’s been my experience that Statera’s pricing isn’t actually much higher than many other Delaware new home builders when someone gets a price for the actual home they want rather than a “starting” price home.

This is what Statera means when they say that the cheapest home isn’t always the least expensive.

A new home is a hugely expensive undertaking. I think you should get the house you actually want- not a used home (someone else’s dream) or a builder’s home (designed for easy production rather than your life).

Take the time to compare builder’s features and Statera’s included ingredients. I think you’ll quickly conclude that Statera’s included ingredients, despite the higher pricing, create a better value in new a Delaware new home.

When you “make selections” with some builders, the choices are what I have listed above.  I put “make selections” in quotes, as this isn’t (in my opinion) making selections at all.

 

I don’t know about you, but my life doesn’t break easily into “light, medium, or dark”.

 

Okay, so this post is about choice, but let me stop for just a bit to make another point.

 

This is not a blog about bashing other builders.  Here’s why- I once heard a definition of value that I think makes sense.  Value is keeping the promise.  Value isn’t necessarily connected to price- unless price is part of the promise.

 

So, the builders who offer “light-medium-dark” in selections aren’t necessarily “bad”.  I think many national production builders are great companies who offer great value.  They keep the promise.  They never promised anything besides “light-medium-dark”.  So, in a sense, if you want something more unique than what the builder is offering, then perhaps the issue has more to do with expectations than it does with the builder.

 

These large companies are focused on process.  They produce a product, and many people purchase that product.  At the same time, they are typically as focused on how they produce the product as they are about what they produce.  The best minds in production builders’ companies are focused on production rather than building.

 

This is okay.  They are usually honest about the product they produce.  Their product is almost always available at a lower price.  I am not knocking “production” homes.  I am just saying that they aren’t for everyone.  I think they “keep the promise”.

 

The issue isn’t what a builder (or any company) is offering.  The issue is whether or not that builder is keeping the promise (and therefore offering a real value).

 

At Statera, we offer a different promise.  We think our value is the fact that you can create a house that has outstanding quality and unique features that fit your life.

 

It isn’t really about the house we build.  It’s about the lives that are lived in the house we build.

Small things- luxury kitchens- Delaware New Home Blog

Small things that make a large difference.

Next time you entertain (or go to someone’s house for a social activity), make a mental note about the room of the home where you spent the most time.

I’m willing to bet it was the kitchen.  (Watching a movie doesn’t count as social activity).

Literally, I was at a friend’s house last night (it was a Friday), and we stopped by their place before going to team trivia.  We didn’t eat- we just socialized.  We never left the kitchen.

The kitchen is the heart of the home.

The kitchen is where life happens.  Good and bad- the memories that many people have in a home- the kitchen is the setting for those memories.  Kitchens matter- whether you cook or not.

What do we mean when we say craft built?

We mean many things- mostly small things that, alone, may not make a large difference in how a new home is built.  Many small things, however, eventually reach enough mass to become important- and different.

The homes we build are not for everyone.  There are those who want a unique, craft built setting for the story of their lives.  Our homes or for them (or, maybe- you).

Other Builders:

Most production builders use a line of factory built kitchen cabinets.  They are delivered to the site, and they are installed by the trim carpenters.

Statera:

Our cabinets are custom-built in a shop in Milford, Delaware.  They are built by a craftsman who came to your Statera home and measured the actual dimensions of your kitchen before the cabinets were ordered.  The factory finished fronts took one month to arrive at the shop, and they assembled them with a plywood cabinet box that is designed for your specific house.

On the first install, (which is pictured here), the cabinet company didn’t install the door and drawer fronts.  There is a simple reason for this- after the cabinets are installed, there are many tradesmen that need to come and complete tasks on your home.  We don’t want the cabinet fronts to be damaged, so the cabinet company comes back to your home just before you move in to complete the install.

Our cabinet installs also vary based upon the flooring you select for your kitchen.  Some flooring materials allow for a cleaner looking install when the cabinets are installed on the flooring.  This doesn’t work for some flooring products.

The truth is, this adds time and expense to your new Delaware home.  It takes more time to install cabinetry this way, and Statera pays a local contractor far more than a trim carpenter who hangs a factory built box.

People who embrace this process think it adds value to their new Delaware home.

Maybe you don’t care how the heart of your home is assembled.  At Statera, we understand that we aren’t for everyone.

Delaware New Homes: Creating a Unique Space

So let me start off with a story about building a Delaware new home.

Just this year, a Realtor friend of mine was working with a client who ended up buying a new home with a large builder here in Delaware.  Her client was so excited- new home, great location, great price.  The builder had a very systematic process for how it built Delaware new homes.  They quickly made their selections, lined up their financing, and in very short order they were sitting in a pre-construction meeting.  They met a production supervisor at that meeting, and he explained the entire process to them.

At some point in the meeting, they told the builder that they wanted to add a screened porch to the house.  They knew it would be an additional cost, but they wanted to have some outdoor living space.

Keep in mind that the house wasn’t started.  This is pre-construction.

The builder said “no”.  Adding a screened porch didn’t fit in their process, so they said no to the client.

My friend’s client was crushed.

So the client’s life didn’t fit the builder’s process.

We think this is no way to build Delaware new homes for people- why?  Because the house is for the people.

A screened porch is a big deal- a gathering place, a place of quiet morning contemplation, afternoon naps, and dinner parties.  Isn’t a new home supposed to create unique spaces for these life events?  Isn’t a new home supposed to be for living?

So the client’s life didn’t fit the builder’s process.

A builder’s process shouldn’t get in the way of your life.  That’s why I founded Statera- so we could create unique, craf- built Delaware new homes designed around the lives of the people who own them.

You’ll hear two things at Statera- we create craft built homes, and we create Delaware new homes that are unique like you.

Craft built- what does this mean?  This means that we focus on the craftsmanship of our homes.  Most builder focus on process- how to make the process of building a new home more efficient and cost-effective.  We focus on craftsmanship.  This focus starts when you first contact us, and it continues until long after you move in.  We are going to make sure your new is built to last with materials and finishes that will last and create value in your new home.  We focus on using local vendors and contractors to build our homes.  We care about how our materials are sourced.  We create very efficient homes to reduce their environmental impact.

For some people, these things don’t matter.  If you just want a house at the lowest possible price, then Statera isn’t going to be the right fit for you.  But if you understand that value and price are two different things, then keep watching.

So we take pride in our craft built Delaware new homes, and we build them unique like you.  Have you ever walked the streets in Manhattan?  I am always amazed at the incredible variety of people on the streets, in the coffee shops, or riding the subway.  Somehow, all these incredibly different people find something in the city that fits who they are.  At Statera, we are going to build the new home that fits who you are.  Some builders don’t really offer choice- you get what they give you.  Some people are okay with that, but if you’re a person who has always want to build a unique new home, then Statera is for you.  Even if you’re not sure exactly what that looks like- we will take the time to understand you, and we will take the time to shape a new home that fits you.

Sustainable building practices from Delaware builder

At Statera Homes, we think the planet matters.  Sustainability is a core value of who we are, as we seek to find the proper “Statera” in building new homes and being good stewards of the planet.

I’m sure an image of some cardboard boxes isn’t the visual “stunner” that you’re looking for as you select a Delaware builder, but cardboard boxes matter to Statera.  We flat stack and recycle as many boxes as we can.  This helps the environment, reduces emissions, and allows the cardboard to be repurposed rather than landfilled.

This is a small thing, yes.  But, I think there is a difference between small things and insignificant things.  When you are selecting a Delaware new home builder, you will notice that many of the builders do a number of small things differently.  Those small things, when put together, add to significant differences between builders.  At Statera Homes, we have many small things- like better kitchens, Andersen windows, and Kitchen Aid appliances.  These are small things, but when you add them to our local sourcing, our custom plan changes, etc… The small things start to add up.

So, sustainability is a small thing.  It is not, however, insignificant.  Know that Statera cares about the planet, and that care is reflected in your new home.

At Statera Homes, we want to keep you informed about Delaware new home floorplans.

So do you want a ranch home or a two-story with a first floor master?  For many people, the answer seems to be “Yes.”  Most Delaware new home builders, including Statera Homes offer ranch floorplans that have second floor options.  Some people actually go for the two level home, but many people start with a ranch home that then grows.

Buying a new home in Southern Delaware usually means that you will be buying a new home that is substantially different than the home from which you are moving.

The most obvious difference is in the layout of the plans- Delaware retirement homes are generally ranch homes.  Most of the two story homes sold as new Delaware beach homes feature a first floor owner’s suite.

This is in contrast to many of the new homes that are built for buyers in major metro areas.  Traditional new homes typically have all the bedrooms on the second level.

Whether or not you are looking for a Delaware second home of a Delaware retirement home, the demographics of the Delaware beach real estate market means that you are going to be looking a new homes that have a first floor owner’s suite.

The truth is that most retired Delawareans live in three or four areas of their home.  The owner’s suite, the kitchen, the great room and (maybe) an outdoor space.  Almost any floorplan puts these spaces close to each other.

At Statera, we focus on kitchens, as we believe that kitchens are the “heart” of the home.  All of the best (and most difficult) stories of life in a home are set in the kitchen.  Statera’s kitchens are unbeatable for our price.

Beyond that, people tend to buy a home for the lifestyle they hope to have, which isn’t always the best idea.  I see people spend tens of thousands of dollars on outdoor living, but they hate humidity.  The Delaware beaches are close to the water, and it’s humid most of the year.  These spaces are typically built for “a dream lifestyle” that never happens.  Most people are better off with a screened porch and a ceiling fan.  A screened porch keeps out the bugs, is useful when it rains, and the fan can keep it tolerable.

Dakota-Kichen-1500x600But I digress.  I think more people would be happier with the two story home (with a first floor master).  These homes have a more traditional curb appeal (they look larger), and the upstairs bedrooms (which are mostly used for occasional guests if at all) are in another space of the home.  This separation creates privacy for everyone in the house, and the upstairs bedrooms are “out of sight/out of mind” when there are no guests.

Just a thought.  Don’t rule out plans like the Dakota or the Bella when thinking about a new Delaware home.

Statera Homes doesn’t install vinyl windows.  No other builder in our price range can say this.

 

At Statera Homes, we believe our clients want luxury and value.  We think our clients understand that value doesn’t always mean the lowest price.  We also think that value includes high quality at a great price.  As we have said in the past, Statera Homes is not the lowest priced builder in the market.

 

One thing that sets Statera Homes apart in terms of value are the windows we use.  We don’t install vinyl windows in our new Delaware homes.  We use Andersen windows, and they have a composite frame.  This can make a huge difference in quality, efficiency and durability.

 

Quality:

In most Statera communities, we use the Andersen 100 series window.  This single-hung window is constructed from FibrexFibrex is a composite material that was created by Andersen, and it is a mix of epoxy and wood fibers.  Fibrex performs like a wood frame window, but it does not have the potential to decay like a wood frame windows.

These windows, unlike vinyl windows, have their own structural integrity.  Most builders use vinyl windows, and these windows have plastic frames.  A Fibrex window is more than twice as strong as a vinyl window.

Vinyl windows have a heavy plastic frame.  This is very cost effective, but it creates some problems.

Vinyl windows lack internal strength.  In all fairness, a window is being installed into a wood framed house, so the window’s internal strength is only one factor.  At the same time, all windows are going to be attached to the house, and this attachement creates a bearing point.  That bearing point puts stress on the frame.  A vinyl window is does not have the structural integrity of a composite window to keep its shape when installed.

 

Efficiency:

There are a number of Delaware beach home builders that tout their windows as being hugely energy efficient and such.  All that is great, but I’ll explain why solar coatings on windows in Delaware beach homes are a HORRIBLE idea in another post.  The truth of the matter is that no window is efficient if its installation causes it to leak air from around the window itself.

For example, let’s say that you home is built in the summer, and your windows are installed on a sunny, summer day with the temperature in the 90’s.  You window was installed and sealed tight on the day of installation.  In fact, a few weeks later, there was an air seal test done on your house, and it sealed up tight.

In January of that year, it was cold.  Here’s what is happening to your tightly sealed, property installed vinyl window- it is shrinking.  When the window shrinks (because it’s made of plastic) in the cold, it pulls away from all of those tight seals it had with the wall (and within the window itself).  Now you have a leaky window.

If you install in the winter, you can find a window that won’t open or close in the summer- it has the opposite problem.  It is expanding, and it binds and bends.

 

Regardless of the solar gain, U-factor and all the other features of a window- a leaky window negates all of those features.  It doesn’t matter how good the window panes perform if the air is leaking through the frame.

Statera’s Andersen windows aren’t vinyl, and they don’t move like a vinyl window.  This saves you money.  Any home energy expert will tell you that air sealing is more important than insulation.

 

Durability:

Since the Andersen 100 series window is much stronger than a vinyl window, it will withstand the elements and use far longer than a typical vinyl window.  This reduces cost of ownership.  This means value.

 

If you are looking at different builders, look at the windows.
